In the 2nd half of 2012 we've seen a ton of competition in the city. The main reason is there are a ton of buyers that want to take advantage of the marketplace however inventory has remains pretty low for Pleasant Hill Real Estate.

Will this trend continue into 2013?

Personally we will just have to see how the entire Fiscal Cliff and tax laws take effect. A lot will be told after this event. It is my belief that banks are holding off on foreclosures and releasing inventory in anticipation of how the new tax laws will impact their business.

Pleasant Hill Starter Market Current Trends

The starter market average sales price showed a huge increase from the previous year.  Last month (November, 2012) had an average sales price of $273,300.  November, 2011, had an average sales price of $228,500. This represents an increase of about 19.6% (+$44,800) year over year.  This follows a +14.8% increase in October.
